What is a Conditional Use?
A conditional use is an approved use in the zoning ordinance to which conditions can be placed. The conditions are open to include almost anything the municipality wants to include and can vary significantly from lighting requirements to structure size to hours of operation, just to name a few. Conditional uses must be in accordance with the purpose and intent of the zoning ordinance and must be found to be not hazardous, harmful, offensive, or otherwise adverse to the environmental quality, water quality, shoreland cover, or property values in the community.
When do I need a Conditional Use?
When a desired use in a specific zoning district is designated as conditional, a conditional use would be required.

Any use of the land or the construction of any structure requires the site plan review process to be implemented for all developments classified as a principal or accessory use in any district except the A-1, A-2, and A-4 agricultural districts, the R-1, R-2, R-3, R-4, R-5, R-6, R-7 and R-8 residential districts.
