What is a Variance?

A variance is a relaxation of the standards set in a zoning ordinance.  Variances are meant to be an infrequent remedy where an ordinance imposes a unique and substantial burden.  Variances are reviewed by a Board of Adjustment/Appeals and must meet specific criterion to be considered.

When do I need a Variance?

You have been denied a zoning permit due because your project did not meet the requirements of the zoning ordinance.  Variances are often requested for such activities as exceeding the building size requirements or needing to build a structure at less than the required setback.
